Terms & Conditions

When booking, you are entering into a binding contract with Two Moors Way Cottages, which is subject to these Terms & Conditions.

References to ‘us’ & ‘ours’ refer to Two Moors Way Cottages and ‘you’ & ‘yours’ relate to the person making the booking plus all members of the holiday party. It is your responsibility to make all those members aware of our Terms & Conditions.

Prices: All prices are in UK pounds sterling. Online bookings are secured immediately your payment is accepted.

If you book a full week 12 or more weeks in advance you can pay in;

Staged Payments where you pay 30% of the booking fee at the time of booking and the 70% balance no later than 8 weeks before the start of the rental period. (Timings are based on date of receipt of payment.)

If you book less than 12 weeks in advance full payment will be taken at the time of the booking.

Short Breaks of less than a week will require full payment at the time of booking.

Booking: You need to be over 18 years of age at the time of booking, and have the authority & responsibility to accept all the conditions on behalf of all other party members. We reserve the right to refuse a booking.

Payment: We can take bookings and payment online or by email. You can make payment by online transfer or by cheque or through Stripe. (If you pay through Stripe we are at no time made aware of your card details). From the moment Stripe receive your payment your choices are secured and you will receive an automated email confirming all the details of your booking. Please check these carefully and inform us immediately of any errors.

Cancellation: If you cancel your booking more than 12 full weeks before the booked start date, we will retain 30% of the cost of your booking. If you cancel your booking less than 12 weeks but more than than 6 weeks before the booked start date we will retain 50% of the amount you have paid us. If you cancel 6 weeks or less before the start date the money you have paid is neither refundable nor transferrable. We strongly advise that you purchase holiday cancellation insurance to guard against this risk.

Deposit: A deposit may be taken to secure your stay. This deposit will be returned to you, within 5 working days of your stay, unless there is any damage. In the event of any damage of property or additional cleaning required, over and beyond reasonable ‘wear and tear’ we reserve the right to retain the deposit.

Special needs and requests: Please satisfy yourself that the property is suitable for your needs, and tell us at the time of booking of any special needs and requests. We will respond to the best of our ability, but cannot guarantee that any special requests will be met. Please note the access information provided in the Access Statement.

Website accuracy: We do everything we can to ensure the accuracy of our information, especially on our website. We accept no liability for changes, or for changes to amenities and local activities, including those listed in our literature. Distances are approximate.

Arrival & Departure: Arrival time is after 4.00 pm and departure time is before 10am. Please respect these timings as our cleaners need every minute of the changeover period in order properly to prepare the cottage for the next visitors. Where possible, out of peak season, we will provide later check out, if requested, however this cannot be guaranteed.

Pets:  Unfortunately, we do not accept any pets to stay at Two Moors Way Cottages, however, if you have a trained guide/assistance dog please contact us to make arrangements.

Guests’ obligations to the property: Please keep all furniture, fittings, and effects both inside and outside the property in the same state of repair and condition as the start of the holiday. Loss, breakages and damage must be reported and will be charged. Please leave the property clean and tidy. Excess cleaning will be charged, if required.

Guests’ obligations to others: Please behave considerately towards other guests, the owners and our representatives and property. Offensive, rude or dangerous behaviour cannot be tolerated. We reserve the right to terminate the stay without refund or any other liability if behaviour is unacceptable.

Gates: For the protection of the public and our animals, please ensure that if you open a gate on the farm you immediately close it behind you.

Smoking: Is not permitted indoors. This includes e-cigarettes and vaping. Guests who wish to smoke outside are asked to do so respectfully and ensure no evidence of smoking is left.

Access: You must allow us, or anyone representing us, access to the property at any reasonable time during your stay.

Complaints: Your holiday enjoyment is very important to us and we do all in our power to ensure it. You are responsible for telling us of problems, and giving us the opportunity to put things right. Complaints should be reported to us immediately. Complaints made on departure or subsequently cannot be entertained, and no liability accepted nor refunds due.

Liability: Personal belongings are the responsibility of guests themselves. Please ensure doors and windows are locked when you are out. We accept no liability for any accident, loss or damage to property or persons whilst on the premises. We will not be responsible for failure of services beyond our control.

Children: must be supervised at all times and should be supervised by an adult. The accommodation is situated on a farm and naturally there are risks to unattended children.

Cars: are parked at owners’ risk in the private driveway area outside the accommodation.

Hot tub: Children under the age of 8 are not permitted to use the hot tub. Children over the age of 8 are to be supervised by an adult at all times when in the hot tub. The hot tub will be checked daily to ensure ph levels are correct and any chemicals added. Instructions will be provided within your holiday accommodation for safe use of the hot tub.

Cancellation and changes by us: Once we have issued an email Booking Confirmation we will do our best to ensure there are no changes to your booking. We undertake to inform you promptly if any have to be made. In the unlikely event we have to cancel your stay, we will refund all monies paid but will have no further liability or obligation.

Breaking Terms & Conditions: We reserve the right to repossess the property if you fail to comply with any of our Terms and Conditions. You will be required to leave the property and no refunds will be given nor liability accepted.

Personal details: We need your correct personal details (including mobile number & email address) when making a booking so that we can communicate with you about your stay. We may use cookies on our website and store your IP address in order to analyse the usage trends of our website.

Privacy: We take all reasonable steps to ensure the security of your personal data. We do not handle your financial details ourselves, entrusting this to the bank. We will not sell your details to a third party without your consent. We will automatically add you to our mailing list for occasional mailings unless you specify otherwise by unsubscribing.

Access statement

Two Moors Way Holiday Cottages are situated on Millmoor Farm, which is an agricultural smallholding in a rural location. It is ideally suited for guests who have their own transport, or walkers or cyclists.

The Old Hay barn and The old Tractor shed both have two steps which lead to the front door. There is access from the front of each accommodation to the back patio area, which is accessed through a gate. The property can be accessed from the back patio area via patio doors with a step up. All accommodation inside is on one level.
